Schroder BSC Social Impact Trust commits £5 million to Savills affordable housing

LONDON: Schroder BSC Social Impact Trust plc has committed £5 million to the Savills IM Simply Affordable Homes Limited Partnership. This investment aligns with the company’s High Impact Housing asset class allocation and aims to address the pressing social challenges in the UK.

The fund, managed by the esteemed Savills Investment Management, boasts an impressive track record with over £22.1 billion in real estate assets under management.

With a focus on social and affordable housing, the fund management team, alongside the For-Profit Registered Provider board, is set to leverage their extensive experience and strong ties with Housing Associations to make a substantial impact.

Savills IM Simply Affordable Homes Limited Partnership is dedicated to providing affordable housing solutions across the UK.

The fund’s strategy involves acquiring existing properties and constructing new homes in partnership with reputable Housing Associations, developers, and housebuilders. It aims to create a diverse portfolio of properties, including affordable and social-rent homes, as well as shared-ownership options, all while generating secure, inflation-linked income.

The fund’s investment approach is deeply rooted in the company’s Impact Thesis and Theory of Change. It prioritizes properties that offer a significant discount to market rates, focusing on regions with high demand for social housing and those identified within the lowest 40% of the Index of Multiple Deprivation.

Additionally, the fund is committed to sustainable practices, targeting high environmental standards and working towards achieving Net Zero Carbon by 2040.
