
BERLIN: Dalata Hotel Group plc, the largest independent four-star hotel operator in the UK and Ireland, has signed a lease agreement with Deka Immobilien to operate a new Clayton Hotel in Berlin, marking its first property in the German capital.
The 274-room property, currently operating as the Novotel Berlin Am Tiergarten, is undergoing an 18-month refurbishment. Upon completion in the second half of 2026, it will reopen as a full-service Clayton Hotel featuring a restaurant, bar, meeting and events center, wellness amenities including a sauna and steam room, and a gym.
The hotel will operate under a 25-year lease and is targeting a BREEAM Very Good certification, highlighting its commitment to sustainability. The building will use a local district heating network and energy-efficient systems that avoid fossil fuel consumption.
Located on Straße des 17. Juni between Kurfürstendamm and Brandenburg Gate, the hotel is part of the Tiergarten Tower mixed-use development. Its central location offers easy access to key attractions including the Reichstag, Berlin Zoological Garden, and the Federal Chancellery. Berlin, Germany’s most visited city, welcomed nearly 13 million tourists and over 30 million overnight stays in 2024.

Founded in 2007, Dalata operates 56 hotels across its Clayton and Maldron brands, with ambitions to grow its portfolio to 21,000 rooms by 2030. The company reported €652.2 million in revenue for 2024 and is listed on both the Euronext Dublin and the London Stock Exchange.
