abrdn European Logistics sells three Polish warehouses for €84 million as wind-down advances

LONDON: abrdn European Logistics Income plc, a firm invested in European logistics real estate, announced Monday it has completed the sale of three multi-let warehouse estates in Poland for approximately €84 million.

The assets, located in Krakow, Lodz and Warsaw, total more than 91,000 square meters of leasable area. The properties were constructed between 2018 and 2020. The sale price represents a discount of approximately 5% to their valuation in the second quarter of 2025.

The conditional sale and purchase agreements were signed in August following the completion of due diligence. These assets were already marked at their sales values in the company’s recently announced third-quarter 2025 estimated net asset value.

These disposals are part of the Company’s shareholder-approved managed wind-down. With the latest sales, the company has now sold 20 of its original 27 assets, generating aggregate gross sales proceeds of €400 million before repayment of associated debt.

The disposal program is now well advanced. Four additional assets, representing 55,000 square meters, are currently under offer and undergoing detailed due diligence. The final three assets in the portfolio are at various stages of the sales process, with completions targeted for the first quarter of 2026.

The company said it will provide further updates in due course, including details on the next return of capital to shareholders.

Shareholders were reminded that as the wind-down continues, the company’s income has declined substantially. As a result, any future dividend payments are expected to be limited to the minimum required to maintain the company’s investment trust status.
